Standing Seam Metal Roof in Elma, WA
Aging shingles had begun leaking over the rear lean-to. We repaired damaged trusses and sheathing, then installed 26-gauge Dark Brown Loc Seam metal with closed eaves and a Snap-Z vented ridge.

The starting point
The first warning was beneath the lean-to.
The shingle roof was aging, but the clearest sign of trouble was visible from below. Small leaks had begun staining the OSB beneath the lean-to at the back of the home. Replacing the roof meant opening the assembly, finding the source of the weakness and taking care of it before the new metal went on.
Repairs before roofing
The new roof started with repairs underneath it.
Once the shingles came off, we found several broken top chords in the modular-home trusses. The top chord is the upper member of a roof truss—the part that supports the sheathing and follows the roof slope.
What we found
Some sheathing joints landed between diagonal truss supports, where the thin top chords were carrying more stress. Several had broken at those spans.
How we repaired it
We added sistered reinforcement alongside the damaged areas and replaced the top strip of OSB with plywood. Those repairs were completed at no added cost to the homeowner before the new underlayment and metal roof were installed.
The roof system
A concealed-fastener roof finished with closed details.
The finished roof uses 26-gauge Metallion Industries Loc Seam panels in SMP Dark Brown. The 16-inch panels were installed over new underlayment, with a new pipe boot and exhaust vent worked into the system.
Closed panel ends
The panels were pre-notched and tabbed to close the ribs. At the eaves, the bottom of each panel was hem-bent around the eave metal instead of being left as a raw cut edge.
Vented ridge
Snap-Z provides continuous ridge ventilation beneath the cap. The ridge cap has open hems that clip over the Snap-Z and are secured with color-matched pop rivets, avoiding exposed washer screws through the top of the ridge cap.
Why these choices matter
The small details at panel ends, penetrations and the ridge are where a metal roof becomes a complete system. They protect the edges, preserve ventilation and keep exposed fasteners out of the roof’s most prominent field and ridge surfaces.
The finished result
A strong roof from the framing to the ridge.
The early moisture concern is resolved, the damaged roof structure has been reinforced, and the home now has a concealed-fastener roof chosen for long service. For this homeowner, roof replacement no longer needs to be a recurring project.
